How much does an EPC cost?

This depends on the location, size of property and complexity of the energy characteristics. An AI search response to the question states between £35 and £120 “depending on several factors”. Are there any extra costs?

No. The fee quoted includes the standard lodgment charge to register the final certificate on the Gov.UK database and no VAT needs to be added.


How long is an EPC valid for?

10 years from the lodgment date. However, an EPC can be updated during the 10 year period if changes have been made to the energy characteristics of the dwelling. Contact Home-EPC for advice on whether particular changes are likely to have a significant effect on the rating.


Does it matter for the EPC rating how warm I keep my home in the winter?

No. The same default UK standard heating pattern is used for every property assessed. This being 21 degrees in the living room and 18 degrees in all other principle rooms for an 8 month heating period of 9 hours a day on 5 weekdays and 16 hours a day at weekends. This provides a level playing field when comparing the efficiency of one property to another.


Which parts of the property need to be looked at?

Brief access to all rooms is needed to determine where radiators or other heaters are located, window types & size and number of opening panes, the number of light outlets in fixed wiring circuit and proportion of them that are low-energy bulbs. Clear access to boiler, (and hot water tank if fitted) plus identification of system controls. Interior & exterior observaton of construction type and thickness of all heat loss elements. How long does a survey take?

This will depend on the size of the dwelling and to what extent the property has been altered, extended and/or improved since original construction. Non-standard heating systems or construction methods can also add to the time required for data collection. On average, 45 - 60 minutes is sufficient.


How soon after survey can a certificate be produced?

Once the physical data has been collected, supporting documentation received and invoice cleared, a certificate can be issued within 24 hours. If a certificate is required urgently, provided the survey is carried out before midday, the EPC can be issued on the same day.


What type of bulb counts as low energy?

Any LED bulbs. Fluorescent strip lights. Compact fluorescent bulbs.


My central heating boiler is not working, can I still have an EPC assessment?

Yes. The survey does not examine the condition of the appliance or controls. It is assumed that any fitted heating appliance and associated equipment identified, even if not functioning, is capable of being repaired or replaced like-for-like.
